BUILDING MAINTENANCE SUPPORT SPECIALIST

FLSA Status: Non-Exempt 

General Functions
   Serves as the customer service help desk support and the primary creator and dispatcher of corrective maintenance (CM) work orders requested by the Orange County Convention Center buildings, tenants and customers. Operates and maintains the Computer Management Maintenance System (CMMS). This position is the first line of Facility Operations' customer service.

Work is performed under the general supervision of the Business Process Application Manager and is reviewed for the achievement of desired results through meetings and reports.
 
Representative Duties /Assignments
  
  • Receives building service requests from tenants and customers to create work orders on Computerized Maintenance Management System (CMMS) software.
  • Performs word processing or data entry. Solves routine problems and answers questions. Prepares general, routine correspondence or spreadsheets such as memoranda, letters, contracts and forms.
  • Performs clerical duties such as filing, faxing, photocopying and dispatching. Receives sorts and distributes work order releases.
  • Compile case files, maintain logs, or schedule meetings. Maintains filing system for section paperwork, some of which may be confidential in nature.
  • Performs research, collection and analysis of data. Prepares documents such as statistical charts, tables and graphs for use in reports and meetings.
  • Participates in emergency activities/response.
  • Performs other related duties as assigned.
 
Minimum Qualifications
   High School diploma or equivalent and two years of experience of in facility operations, facilities maintenance, building inventory, warehouse inventory or real estate operations utilizing Computer Management Maintenance System (CMMS).

Experience with Microsoft Office (Word, Excel, PowerPoint, Outlook).
 
Preferences
   Ability to communicate clearly over the telephone and on hand-held short range radios.

Experience with Crystal Reports.
