BUILDING AUTOMATION SYSTEM OPERATOR

General Functions
   Conducts remote monitoring of central engineering plants and building automated systems, providing early problem detection and remote adjustments to operating parameters for all buildings and systems assigned. Performs a variety of administrative functions in support of building operations, maintenance and casualty control.

An employee in this position is responsible for a variety of duties ensuring safe and efficient operation of assigned building systems. They must have a solid understanding of engineering mechanical, electrical, hydraulic plant systems, operating parameters and control systems. They must further be able to recognize abnormal conditions based on remote indications and take positive, timely and safe corrective action to restore conditions to normal.

Work is performed with independent judgment and initiative under the general supervision of an assigned supervisor. Performance is reviewed through observation, reports, meetings and results achieved.
 
Representative Duties /Assignments
  
    Duties may vary based on area of assignment. The following are representative duties, it is not the intent to capture all duties performed by this classification.
  • Responds to 2-way radio and telephone call for all HVAC and refrigeration related requests and trouble calls. Dispatches technicians as needed for field repairs or adjustments.
  • Monitors and remote operates building automation systems to include Central Energy Plant, HVAC, power distribution, lighting, fire detection/protection, emergency smoke ventilation systems, elevator/escalator equipment, domestic water supply and security systems. Makes necessary adjustments as needed.
  • Monitors the operations of emissions control equipment and adjusts it to meet County, State and Federal limits.
  • Monitors all plant operations on screens and computers to identify abnormal equipment operations and conditions.
  • Utilizes Event Business Management Software to obtain event schedule information and program/schedule BAS equipment and temperature set-points accordingly.
  • Enter service orders into EBMS for events requiring billable air conditioning.
  • Track and log status of operations systems and all calls for adjustments using applicable journals and control system tools. (EBMS)
  • Acts as primary first contact liaison to city and county emergency response teams, (fire department, sheriff, local police, etc.), dispatches personnel as required. Communicates emergency situations to supervisory staff and affected parties.
  • Controls access to technical library, plans archive and drawing room.
  • Performs other administrative functions associated with multiple facility operations. (written logs, work order screening and distribution, equipment status boards and logs, etc.)
  • Maintains operating logs associated with facility operations.
  • Monitors work performed by service contractors.
  • Participates in developing plant operations procedures and training of operating personnel.
  • Performs related work as required.
 
Minimum Qualifications
   Graduated from a High School or equivalent and five years of experience in two or more of the following: electrical, plumbing, HVAC, general building maintenance, or electronic systems; or an equivalent combination of training or experience.

Demonstrated computer literacy.

Must possess and maintain a valid Florida Driver's License.

Based on area of assignment may be required to be certified in the HVAC trade.

Some areas of assignment require successful completion of an Environmental Protection Agency (EPA) certification program as a Universal technician prior to date-of-hire
 
Preferences
  
  • Knowledge of chiller and chill water systems
  • Knowledge of district chill water distribution systems.
  • Strong aptitude in math; ability to use addition, subtraction, multiplication and division to perform flow, pressure, performance, and meter calculations.
