ACQUISITION AGENT

FLSA Status: Exempt 

General Functions
   Represents Orange County and is responsible for the negotiation and acquisition of real property and the related interests in land. These interests are acquired by purchase, donation, condemnation or lease.

Work is performed with general supervision under the direction of Acquisition Supervisor and is reviewed for compliance with division objectives and policies for achievement of desired results.
 
Representative Duties /Assignments
  
  • Reviews right-of-way maps, construction plans, legal descriptions, sketches, surveys, title work, and appraisals to become familiar with scope of project, property acquisition requirements, title issues, value, location, impacts, etc.
  • Meets with County staff and consultant engineers, appraisers, attorneys, property owners, etc. to negotiate real estate transactions for multiple projects and parcels.
  • Resolves problems in acquiring property interests by using sound judgment, knowledge of real estate practice, operational guidelines, acquisition procedures, and Florida Statutes.
  • Performs skillful, fair, courteous and effective negotiations in accordance with project schedules, local, state, federal laws, rules, and regulations
  • Justifies settlements through written reports and oral presentations to management based on appropriate supporting documentation and contract provisions.
  • Maintains organized project files, including but not limited to all pertinent documents, correspondence, contact records, and project tracking reports, accurately, completely, and in compliance with records management requirements.
  • Processes all acquisition settlements for appropriate approvals, coordinate due diligence and closings.
  • Performs other related duties as assigned.
 
Minimum Qualifications
   Bachelor's degree from an accredited institution in Real Estate, Business or Public Administration or a closely related field and one year of real estate negotiations, right-of-way acquisition, land management, or engineering experience; or an equivalent combination of relevant education and experience.

Must possess and maintain a valid Driver's license or have the ability to obtain a Florida Driver's License within six months of hire.

Must possess ability to obtain a notary license within six months of hire.
 
Preferences
   State of Florida Real Estate License

Experience in government right-of-way acquisition under threat of eminent domain.

Strong and effective oral and written communication skills.
