General Functions
  

Analyzes commercial, multi-family, and residential building plans and specifications for compliance with Florida Building Codes, referenced standards, and County Ordinances prior to the issuance of building permits.

Work is performed with considerable independence under the general direction of the assigned supervisor. Performance is reviewed through observations, conferences, plan review audits, reports and results achieved.

This position may be required to assist with emergency support functions in the event of a declared emergency and/or any other emergency duties as assigned.

 
Representative Duties /Assignments
  

Duties may vary based on area of assignment. The following are representative duties, it is not the intent to capture all duties performed by this classification.

  • Reviews complex construction drawings and specifications of proposed buildings for code compliance.
  • Discusses technical requirements of plans with design professionals, contractors, or owners and approves or recommends modifications and required corrections to plans as necessary.
  • Computes square footage of buildings, to determine code compliance and estimated cost.
  • Discusses, either in person, e-mail, video conferencing, or by telephone, technical building or design issues with contractors, designers, and the public.
  • Explains and interprets building regulations and methods of revising plans submitted to comply with the building code; and provides technical assistance to inspectors.
  • May be required to make more complex field inspections of new construction while in process and determine if construction complies with the building code and the approved plans and assist inspectors as needed.
  • Reviews and authorizes building permits.
  • Performs other related duties as assigned.
 
Minimum Qualifications
  

High School Graduate or equivalent and five (5) years of experience in the construction industry. An Associate’s or Bachelor’s degree in a related field may substitute for up to four (4) years of experience on a one for one basis.

Must possess and maintain a valid State of Florida Driver’s License and provide own transportation if necessary.

Must possess State of Florida Standard Plans Examiner License pursuant to Florida Statue chapter 468, Part XII for applicable discipline(s): Building, Mechanical, Electrical or Plumbing.  

Must be able to effectively communicate with customers and staff, verbally and in writing.
