General Functions |
|
Provides day-to-day supervision of the commercial and residential plans examination sections. Analyzes commercial building plans and specifications for compliance with County Building Codes, and Orange County Architectural Standards and Guidelines for Commercial Building and Project ordinances. Responsible for the plans coordination section's operation.
This is highly skilled technical and supervisory work examining building construction plans and specifications for complex low-rise and high-rise structures prior to the issuance of building permits.
An employee in a position allocated to this class meets with contractors, builders and property owners in regard to the approval or disapproval of plans and explains the building code relative to the construction plans submitted.
Work is performed under the general supervision of the Assistant Manager, Building.

Representative Duties /Assignments |
|
- Trains and supervises employees in the Plans Examination and Architect function; reviews calculations and documents completed by examiners and Architect.
- Examines highly complex construction drawings and specifications of proposed buildings prior to the issuance of a building permit; discusses technical requirements of plans with engineers, contractors, builders or owners; approves suggested modifications and calls for corrections to plan as necessary and returns plans for correction and resubmission.
- Performs code research and disseminates information to appropriate personnel.
- Computes square footage of buildings; estimated cost and calculates building permit and impact fees.
- Works with contractors and the public to resolve technical building or design problems; explains and interprets the building regulations and methods of modifying plans submitted to comply with building code; gives technical advice to building inspectors.
- Conducts more complex field inspections of new construction while in process; determines if construction complies with building codes and approved plans; assists inspectors as needed.
- Performs other duties as assigned.

Minimum Qualifications |
|
Bachelor's degree from an accredited institution with major course work in Architecture, Civil Engineering, Building Construction or closely related field, and two years of experience as a Plans Examiner or Building Inspector; Associates degree from an accredited institution and four years of experience as a Plans Examiner or building inspector.
Must possess a State of Florida license as a Standard Building Plans Examiner and one additional license as a Plans Examiner in one of the following categories: Electrical, Mechanical or Plumbing pursuant to the Florida Statutes Chapter 468, Part XIII.
Must possess registration with the Florida State Board of Architecture as an Architect.
Must be able to communicate effectively with the general public while discussing, explaining and interpreting standards and codes.
